17 East Main Street is OakGrove Development's newest acquisition.  With it's mid century modern facade a walkerby might be convinced that the property was built in the 1960's or 1970's.  However, upon further research, we found that it was built originally in the late 1800s.  It was actually comprised of two buildings.  The shorter building to the East was actually town down to make way for the passenger elevator shaft and front stairwell that leads up to the 6th floor penthouse.  During Urban Renewal, the upper floors were converted to professional office, with the 1st floor being retail and a tavern in the basement.  This mixed use building was acquired by OakGrove in July 2020 to perform a historic adaptive reuse project.
Our plan is to convert floors 2-5 into 12 large high end apartments with a sleek, modern industrial feel.  Beneath the old ceiling tile grids reveal steel reinforced barrel vault ceilings.  Ceilings are quite high, with some reaching 12 feet tall!  The 6th floor features a pent house which was built to house the elevator machinery and some additional office space.  Our vision is to open up the penthouse to a roof deck, giving amazing indoor and outdoor space for the use of our tenants and for small events.  The view from the roof deck will be drop dead gorgeous with an unobstructed eye level view of the Rochester city skyline facing west.
