Proactive Management

Our staff will inspect the interior and exterior of your property regularly (we tidy up common areas and pick up around the property regularly), identify potential problems such as leaks, mechanical issues, and other deferred maintenance before it blows up into an expensive emergency.  Investment properties abide by the rules of Murphy's Law, if something bad is going to happen, it will happen and happen at the most inconvenient time, leaving few options; costly overtime costs, tenant dissatisfaction.

lifetime leasing guarantee!

As investment property owners ourselves, we have always found it too coincidental that tenants tend to break their lease or get evicted just as soon as their management company's 6 month or one year leasing guarantee is expired.
At OakGrove Management, when we place a tenant we guarantee that tenant against eviction for the life of that tenant in your property, meaning if a tenant that we place ever gets evicted, we will waive our tenant placement fee on releasing that apartment!

 10% of collected rents - Management Fee

tenant placement fee - 1st months rent

$250 renewal fee per tenant renewed
(we negotiate lease renewals and rent increases on your behalf, this fee is refunded if tenant breaks their lease during residency)
